If a structural member appears compromised, the contract should identify who is qualified to assess it and who supplies repair details.

Administrative work belongs in the same document: permit applicant, product submittals, inspection coordination, access, scaffolding, weather limits, daily closure, debris, schedule milestones, payment triggers, exclusions, closeout records, and warranty issuers. Have the bidder mark the upper and lower layer, the intended drainage direction, and the proposed shingle-fashion connection. At a window, deck ledger, roof-to-wall junction, or pipe, require the exact detail that connects the penetration flashing to the surrounding barrier and gives incidental water a route outward.

Testing claims should become verifiable questions: Where was the test performed? What standard or manufacturer procedure was followed? What was the control or comparison area? What did the result demonstrate, and what did it not demonstrate? If laboratory analysis, environmental classification, or engineering judgment is asserted, request the report and the responsible professional’s credentials. This approach keeps a dramatic label from becoming an unsupported demolition instruction.

Finally, ask what would expand or shrink the repair. The answer should connect a documented observation to a decision gate and price, not to the contractor’s discretion alone. Owners should receive photographs of every boundary before it is concealed and written approval for any expansion.

Comparing localized repair, drainage correction, broad removal, and recladding

A localized repair is a proposal category, not a diagnosis. Ask the bidder to show evidence that adjacent substrate is acceptable and demonstrate how each retained layer will connect to new work. A targeted drainage correction may address a roof-to-wall detail, termination, opening, or penetration. Full remediation must still be defined by drawing: one wall, all walls of one assembly, or the whole exterior are materially different. Ask how long framing and sheathing may remain exposed, how inspection holds are handled, and where each day’s temporary closure terminates.

Recladding replaces the finish system but does not eliminate the need to assess structure, sheathing, openings, and drainage. A future remedy does not replace present acceptance.
