A good sink cabinet water damage repair does three things in the right order: it proves and stops the leak, establishes how far water travelled, and restores only after the materials that will remain are suitable to enclose. The stain on the cabinet floor is not a reliable scope by itself. Water may have followed a supply tube, run through a pipe opening, collected behind the toe kick, or reached the flooring and subfloor without leaving a large mark inside the box.

Ask for a written service scope rather than a promise to cover the damage with a liner. The scope should identify the source test, necessary openings, items proposed for drying or removal, responsibility for plumbing and electrical work, countertop support, finish expectations, and closeout evidence. Those decisions distinguish a localized base-panel repair from cabinet replacement or a multi-trade floor repair.

When an under-sink leak needs urgent service

Arrange prompt help while water is still dripping, a shutoff will not isolate the fixture, the cabinet base is sagging, the floor flexes, wastewater is involved, or water may have reached a receptacle, disposal connection, dishwasher cable, filter power supply, or other energized equipment. Stop using the sink, dishwasher, disposal, and connected treatment equipment until the source is understood. A service provider can often isolate an active leak quickly, but emergency control and completed reconstruction are separate deliverables.

Observe operating conditions without dismantling pressurized or energized components. Note whether moisture appears when the faucet runs, a full basin drains, the spray hose moves, the dishwasher discharges, or a filter regenerates. Photograph water routes and damaged surfaces before cleanup changes them. A drip seen on the trap may originate at a higher strainer, faucet shank, hose, supply connection, countertop seam, or wall penetration, so the lowest wet fitting should not be declared the cause without a controlled test.

The US Environmental Protection Agency advises fixing plumbing leaks promptly and drying items completely in its brief guide to mold and moisture. The same guide says absorbent or porous materials may need disposal if moldy and warns against painting or caulking moldy surfaces before cleaning and drying. Those points support fast source control and an inspect-before-coating sequence; they do not decide whether a particular cabinet panel, subfloor, or finish can remain.

A provider offering same-day under-sink leak service should define the same-day result. It may be source isolation, a temporary plumbing correction, standing-water removal, safe disconnection, limited diagnostic access, or equipment placement. Drying completion, matching millwork, subfloor repair, countertop work, and finish curing may require later visits. Put the temporary condition, unavailable fixtures, return date, and responsible trade in writing.

Make the cabinet safe before inspection

Keep people and pets away from pooled water and do not reach into a wet cabinet to unplug or reset equipment. CDC disaster-cleanup guidance states that when electrical circuits or equipment are wet or near water, power should be turned off at the main service panel; if reaching the switch requires entering standing water, an electrician should do it. CDC also says never to switch power or use an electrical tool or appliance while standing in water. Its cleanup safety page addresses flood conditions, so apply its electrical boundary conservatively rather than treating it as permission for a homeowner to diagnose a wet disposal, receptacle, cord, or junction box.

Wet cabinet electrical safety begins with identifying what is actually present and who may isolate it under local rules. The proposal should list any receptacle, hard-wired disposal, dishwasher connection, instant-hot unit, leak sensor, lighting driver, pump, or extension arrangement in the affected area. An authorized electrical professional should determine inspection, replacement, testing, and return-to-service requirements for equipment that became wet; a carpenter's visual check or a reset button is not acceptance evidence.

Water source also changes handling. A potable supply leak is not the same condition as a drain backup, sewage release, or dishwasher discharge containing food soil. CDC notes that floodwater can contain sewage, agricultural, or industrial contamination. EPA separately advises experienced professional help when water or mold damage was caused by sewage or other contaminated water in its home mold-cleanup guidance. For this cabinet, record the known source and exposure history, then have the responsible restoration professional define contact controls, removal, cleaning, and disposal for the actual event.

Do not introduce bleach, fragrance, high heat, or a coating as an automatic first step. Cleaning chemistry, protective equipment, temperature, airflow, and containment depend on the material, contaminant, occupied setting, and selected restoration method. Preserve labels, serial numbers, damaged connector parts, and photographs if a landlord, insurer, manufacturer, or contractor may need them. Safety control should leave useful evidence rather than erase the water path.

What changes the repair scope

An under-sink moisture assessment should map four separate facts: the failed source, the route water took, the material condition, and the assemblies that must be opened to confirm the boundary. Inspect the cabinet floor, sides, back, face frame, rails, fastener zones, toe-kick cavity, wall penetrations, finished flooring, underlayment, and accessible subfloor. Record whether the countertop, sink, disposal, or adjacent cabinet relies on parts proposed for removal. The result should be a marked photo or sketch, not one unlabeled meter value.

Instrument readings require the meter model, operating mode, material, location, and comparison method. For example, the official Protimeter Surveymaster instruction manual describes separate pin and non-invasive modes and a reference mode that compares later readings with a stored reference. That manual can govern a Surveymaster used as directed; it does not validate readings from another instrument or turn a relative comparison into a universal moisture percentage. Ask the provider to identify the actual meter, its instructions, the chosen dry comparison area, access depth, and factors that could influence the reading.

Material identity matters. Factory particleboard, medium-density fiberboard, plywood, solid wood, veneers, laminates, coatings, wallboard, underlayment, and subfloor panels do not share one repair threshold. Describe observable condition—swelling, delamination, loss of fastener grip, distortion, staining, odor, surface growth, or softness—without turning it into a universal verdict. The party accepting a retained component should name the product or substrate, evaluation basis, intended load, and enclosure criterion.

EPA says the size of a mold problem, the contaminated materials, water source, and occupant health concerns affect who should perform cleanup. Its home guidance points to professional experience for extensive water damage or larger mold areas and for contaminated water. That is a boundary for selecting help, not a site diagnosis. Hidden conditions, local regulation, sensitive occupants, or a contractor's limited authorization can justify escalation even when a visible patch is small.

Stop-work findings behind the toe kick

Pause demolition when removing a cabinet part could disturb countertop or sink support, when the floor or cabinet no longer appears stable, or when concealed wiring, piping, a gas line, duct, structural framing, suspect hazardous material, or broad microbial growth is exposed. The next step is a documented assignment to the appropriate trade or design professional. A cabinet repair quote should not silently assume that a heavy countertop can remain unsupported or that an unknown floor opening is safe to cut.

Other scope-changing findings include water continuing from a wall cavity after fixture use stops, damage extending beneath the dishwasher or adjoining cabinet, a shutoff that leaks when operated, a drain configuration that cannot be reassembled with required access, and a finish that cannot be matched to the promised boundary. Record the condition, protect the opening, and price the new work before proceeding. These are change-order triggers, not reasons to improvise around hidden damage.

A persistent odor, visible growth on concealed material, or an unknown-duration wet cavity also requires a fresh cleaning and removal decision. Do not label every dark mark as mold, and do not declare the cavity clear from a front-surface photograph. The qualified party should document what was observed, what remained concealed, whether sampling is proposed and why, and which written method will govern remediation and clearance where applicable.

From leak isolation to reconstruction

The sink cabinet restoration process should appear once in the contract. First, isolate the fixture and establish electrical and occupancy boundaries. Second, reproduce the leak under controlled operating conditions or document why testing is unsafe. Third, open the least destructive areas that can reveal the wet boundary. Fourth, remove items that are not approved to remain and clean or dry retained materials under a documented method. Fifth, repair the plumbing source and any damaged substrate. Sixth, reconstruct the cabinet from accepted supporting surfaces outward. Finally, reconnect and test each affected system before closeout.

Each stage needs an owner. A plumber may correct and test supply, drain, faucet, disposal, or dishwasher connections; a restoration firm may manage moisture and contamination; a cabinetmaker may rebuild the box; a flooring contractor may restore underlayment and finish flooring; an electrician may decide whether wet equipment can return to service; and a countertop specialist or engineer may define temporary support. One contractor can coordinate them, but the proposal should not blur legal authorization or acceptance responsibility.

Selective opening should be tied to a question. Removing the toe kick can expose the plinth and floor edge; lifting a damaged base can reveal pipe penetrations and subfloor; opening a small wall area can trace a concealed supply or drain. Before cutting, the crew locates known services and agrees on restoration of the opening. Reusable doors, hardware, shelves, and trim should be labeled and stored dry, while disposal records identify what left the site.

EPA's flooded-home cleanup guidance says walls and flooring should be completely dry before refinishing or replacement to reduce future mold growth and loss of material integrity. A sink leak is usually smaller than a flood, but the narrow sequence still applies: do not close an assembly merely because its exposed face feels dry. The provider must define the cabinet-specific completion evidence, comparison locations, readings or observations, and person accepting enclosure.

Drying, panel repair, or cabinet replacement

Drying without replacement is a proposal, not a default. It is credible when the source and affected limit are known, retained material remains fit for its function, wet surfaces are accessible to the selected method, contamination can be addressed, and completion can be demonstrated. The quote should name every component to remain and the evidence used to accept it. A drying plan should also state equipment location, electrical supply, occupied-kitchen controls, monitoring frequency, and the response if readings stop improving.

A localized base-panel repair may preserve sound sides, rails, and face frame. Ask the cabinet contractor to draw removal limits, new edge supports, fastener locations, panel thickness, plumbing clearances, finish, and the way stored loads reach sound cabinet structure. These details are project specifications, not universal dimensions. Installing a thin panel over swollen or uninspected material may hide the condition, raise the cabinet floor around the trap, and restrict access without restoring the original load path.

Cabinet replacement becomes a reasonable bid alternate when deterioration reaches side panels, rails, fastener zones, back, face frame, or an area that cannot be cleaned, dried, or supported as required. Replacement scope must include sink and plumbing disconnection, countertop and seam protection, adjoining-box alignment, fillers, toe kick, flooring interface, finish availability, and reconnection. Request the sequence before authorizing removal; the countertop cannot be treated as a weightless finish floating over the work.

Subfloor repair is a separate assembly decision. The responsible party should identify panel type and thickness, supports and seams, concealed services, damaged limits, underlayment, finish-floor requirements, and applicable manufacturer or code instructions. Do not price it solely by the visible cabinet stain. If the boundary continues under a dishwasher, wall, or adjacent cabinet, the estimate should provide an investigation allowance or unit basis and require approval before expansion.

EPA's mold guidance supports prompt source correction, complete drying, cleaning mold from hard surfaces with detergent and water, and possible disposal of moldy porous material. It does not certify a particular fiberboard panel, define structural capacity, or set a universal moisture number. The contractor still needs a material-specific, project-specific reason for drying, repair, or replacement.

Specify compatible repair materials and access

List sink base repair materials by function rather than a vague promise of “waterproof board.” For cabinet work, specify panel product, thickness, grade, finished faces, exposed-edge treatment, supports, fasteners, adhesive or coating, and expected color and sheen. Require written compatibility with the existing cabinet and the product instructions that control preparation, temperature, cure, fastening, and water exposure. A moisture-resistant label does not eliminate penetrations, joints, or maintenance.

Plumbing scope should identify exact replacement components and who supplies them. Record valve and connector type, faucet connection, strainers, tailpieces, trap, disposal flange, dishwasher branch, filter tubing, clamps or supports, sealants, and any wall-side repair. The plumber should confirm fit and installation from the instructions for the selected products and applicable local requirements. Avoid generic promises that mixed materials, thread sealants, or reused washers are “compatible” without naming the components.

Preserve service access. The finished cabinet should allow operation or replacement of shutoffs, trap, disposal reset, filter cartridges, leak sensors, dishwasher connection, and any permitted junction or receptacle. Pipe openings should allow intended movement and inspection without needlessly removing supporting panel. If a raised removable tray or liner is proposed, the contract should explain drainage, sensor location, cleaning access, and how the assembly avoids concealing a new leak.

Finish matching needs a defined promise: functional interior patch, close visual match, replacement to a cabinet break, or full refinish. Record panel grain, interior pattern, edge profile, door and toe-kick finish, gloss, aging, flooring layout, grout, and transitions before demolition. Samples should be accepted under normal kitchen light. “Match existing” without a tolerance or replacement boundary is a predictable dispute.

Acceptance tests for the repaired sink base

Acceptance testing should reproduce the operating conditions linked to the loss without flooding the new work. The responsible plumbing professional can test cold and hot supplies, faucet and spray movement, basin fill and discharge, strainers, trap joints, disposal connections, dishwasher discharge, filter or treatment equipment, and shutoff operation as applicable. The record should name the tester, date, duration or cycles, observed locations, and result. Test pressure, flow, torque, cure time, and appliance procedures must come from the actual product instructions or controlling local requirement, not a generic checklist.

Moisture acceptance should identify each retained material and location, the instrument and mode, the comparison or criterion selected before closure, and any inaccessible area. Photographs should show readings in context and the substrate before the base panel is installed. If readings are comparative, label them as comparative. If a manufacturer or restoration protocol supplies a numerical criterion, cite its name and edition in the job record.

Carpentry acceptance includes the agreed support detail, fastener engagement, panel fit, sealed or finished cut edges, clearance at plumbing openings, cabinet alignment, door and drawer operation, and countertop or sink stability as accepted by the responsible party. Flooring acceptance covers supported edges, transition security, finish condition, and appliance reinstallation. These checks document the contract result; they do not allow one trade to approve another trade's regulated work.

Electrical equipment returns to service only after the authorized person completes the inspection and testing required for the affected device and jurisdiction. The closeout should identify replaced equipment, retained equipment, protective devices tested, and any limitation. Energizing a disposal because the plumbing test is ready is not a substitute for electrical acceptance.

Adjacent flooring, appliances, and wall cavities

Water rarely respects the front edge of the sink base. Check the toe-kick void, seams in continuous flooring, the dishwasher bay, penetrations into the wall, and the ceiling or room below when the observed path points there. Expansion should follow evidence: a damp comparison, staining, distortion, odor, a water trail, or an opening that reveals continued damage. Unrelated kitchen upgrades belong on a separate optional line.

If the dishwasher moves, define supply, drain, power, leveling, anchorage, cabinet clearance, and the manufacturer's required reconnection checks. If the countertop or sink moves, assign seam, support, lifting, and breakage decisions to the appropriate specialist. If finished flooring is cut, identify underlayment, replacement boundary, transition, pattern, and batch limitations. None of these interfaces should be buried under a single cabinet-labor allowance.

A wall opening can expose plumbing, wiring, insulation, wallboard, pests, or previous repairs. The work order should say who investigates each finding and who closes the opening. If the wall or floor assembly contains material that may require lead, asbestos, or other regulated-hazard procedures, stop and follow the applicable survey and work-practice requirements before disturbance. The cabinet contractor should not guess from appearance alone.

Keep adjacent-system reviews proportional. An exhaust fan, range, or distant lighting circuit is not automatically part of an under-sink loss. Inspect and document it only when access, water travel, disconnection, or reconstruction affected it. This keeps the repair focused while preventing a real interface from falling between trades.

Cost drivers and schedule boundaries

Under-sink leak repair cost is driven by access, affected area, contamination, material condition, cabinet construction, finish availability, and the number of responsible trades. A removable base over a dry subfloor is a different project from deteriorated cabinet sides beneath a stone top with water extending under continuous flooring. Emergency response, diagnostic openings, equipment days, return monitoring, custom panels, countertop handling, permits, hazardous-material work, and appliance reconnection can each change the total.

A useful sink cabinet repair estimate separates source correction, investigation, mitigation, cleaning or drying, demolition, cabinet work, subfloor and flooring, electrical evaluation, countertop work, finish matching, reconnection, testing, cleanup, and closeout. It identifies fixed prices, allowances, unit rates, exclusions, and who can authorize concealed work. Compare bids at this level; two identical totals can assign radically different responsibility.

Schedule should be milestone-based. Source control and safe isolation come first; opening and moisture mapping precede the final reconstruction decision; accepted drying or removal precedes enclosure; supporting repairs precede finish work; reconnection and trade tests precede handoff. Material lead times and coating cure can continue after active drying ends. Ask what prevents each milestone and how a failed test changes the date.

Do not treat the cheapest option as comparable unless it includes the same boundary and evidence. A price for a cosmetic overlay excludes diagnosis, concealed work, and acceptance even if it is labeled repair. Conversely, a provider should not include unrelated modernization as mandatory water-damage scope without showing the observed need.

Closeout records and warranty terms

Before the cabinet is refilled, receive the source diagnosis, initial and final condition photos, moisture map, retained-and-removed material list, concealed-work images, plumbing test record, electrical acceptance where applicable, product names, finish selection, change orders, disposal record, and care instructions. The file should identify areas that were not accessible or not included. A statement that “everything is dry” without locations, method, or acceptance basis is not a useful record.

A sink cabinet repair warranty should separate plumbing correction, cabinet structure, finish, flooring, countertop handling, equipment, and subcontracted work. Record the warranting legal entity, coverage period, exclusions, notice method, response process, and remedy. Product warranty and installation workmanship are different obligations. Moisture from a new source, homeowner alterations, and concealed areas outside the contracted boundary should be addressed explicitly rather than left to argument after a callback.

Request one coordinator for warranty intake even when several trades hold separate obligations. The coordinator should document a reported symptom, route it to the responsible party, and preserve evidence before destructive callback work. Confirm that emergency or temporary repairs have been replaced or clearly labeled; a temporary cap or disconnected appliance should not disappear into the final invoice.

Closeout is also the time to review access. Make sure shutoffs can be operated, the trap and filter can be serviced, leak sensors remain visible and powered as intended, doors clear connections, and stored items will not press on hoses or valves. Record any recommended recheck and the symptoms that require immediate service.

Decisions to settle before authorizing work

  • Source: What exact component leaked, under which operating condition was it confirmed, and is the proposed correction permanent?
  • Boundary: Which cabinet, toe-kick, wall, flooring, subfloor, and lower-level areas were inspected, and what remains concealed?
  • Safety: Who controls wet electrical equipment, contaminated water, unstable surfaces, and occupant access?
  • Disposition: Which materials will be dried, cleaned, repaired, or removed, and what item-specific evidence supports each choice?
  • Support: Who approves temporary and permanent support for the sink, cabinet, countertop, seams, and floor openings?
  • Products: Which exact plumbing parts, panel products, fasteners, finishes, and sealants are included, and which instructions govern them?
  • Acceptance: What plumbing, moisture, carpentry, flooring, appliance, and electrical records must pass before enclosure and payment?
  • Commercial terms: What is fixed, allowed, excluded, unit-priced, or subject to change order, and who can approve additional work?
  • Handoff: Which photographs, test results, warranties, limitations, and service contacts will be delivered?

A defensible repair agreement answers those questions before appearance drives the decision. It leaves room for concealed findings but requires evidence and authorization before the scope grows. Most importantly, it links the finished cabinet to a proven source correction, an inspected moisture boundary, suitable retained materials, compatible reconstruction, and named acceptance records.
